Construction Standards Casa Linda


Casa Linda sets the highest construction standards. Quality is the absolute first priority. We offer an exceptionally built home with all the comforts expected from our North American and European clients. Many of our clients find that the standard specification we offer is considered an expensive upgrade in Canada, the United States and Europe.

Standards at Casa Linda:

  • Construction:

    - Solid concrete construction including roof (6 inch)
    - Choice of standard concrete block construction or Emmendue modular panel building system
    - Terra cotta covered pathways and car parks
    - 9,000 or 12,000BTU air conditioners in all bedrooms
    - Porcelain tile throughout villa and casitas
    - Secured water supply of 5000 gallon cistern on each lot
    - Perilla framing around all doors and windows
    - Screens on all windows
    - Ceiling fan with 1 light in all bedrooms, living room, dining room, kitchen and terrace. (number determined by villa plan)
    - Large lots (average 1/4 acre or 1,000 sq.meters)
    - All interior and exterior paint (Pintura Popular)
    - Water filter installed in cistern after the pump intake

  • Windows/Doors/Closets

    - Kitchen & bath cabinets, wardrobes, interior and entrance door made of solid mahogany (or specified)
    - North American and European style cabinets and closets
    - Square or arched windows
    - P-92 UV windows and sliding doors with 3 rails
    - All outdoor bars with a natural stone face (also back wall for Villa Ultima)
    - All outside wooden doors will have a door sweep (bottom weather strip)


  • Landscaping & Pools

    - 11,500 or 15,000 or 18,000 gallon pool (depending on villa style), in the shape and style of your choice
    - Pool decks will be finished in cement reinforced square coralina tile with coralina bullnose edge around the pool
    - Tile border for steps in a darker color
    - Fully landscaped yard
    - All pools coated in Marmolina no-maintenance pool coat


  • Kitchens/Baths

    - Granite counter tops in kitchens and outdoor palapa, marble counter tops in baths
    - Solid caobilla (mahogany) wood kitchen/bathroom cabinets
    - Bathroom accessories (paper dispenser, towel bar)
    - Ventilation for bathrooms that have no windows
    - Double drop-in stainless steel kitchen sink
    - Ceramic drop in sinks in baths
    - Glass block shower enclosures
    - Any kitchen planned with an island or peninsula countertop will have a 10 inch overhang
    - Framed mirrors above vanities with 2 built-in lights (3 lights for master bathroom) Other
    - Dimmer switch for x8 12volt lights (4 on each side) above outdoor bar
    - There will be x13 12 volt terrace step lights for the Villa Ultima, 11 in the main terrace, 3 in the bar terrace step operated by 1 dimmer switch
    - There will be x9 12 volt lights positioned in the main terrace step of the Villa Tranquilla operated by 1 dimmer switch
    - The dimmer switch to control the terrace step lights will be located outside the kitchen sliding

  • Terrace door

    - All terrace doors wider than 3.80 meters must have a wood valence for drapery hardware
