The construction time of the villas takes between 4 and 6 months.
Mode of payment:
35 % of purchase price to begin construction
30 % of purchase price 2 months after start of construction (depend upon con struction schedule).
25 % of purchase price 4 months after start of construction (depend upon con struction schedule).
10 % upon taking possession of the villa less a US$ 5 000 holdback pending period to correct ant deficinecies and obtaining final title.
The sale is handled by a Notary.
The Notary?s fees, taxes and dues amount to 4 % above the price of the villa.
All villas are delivered turn-key, with their landscaped garden and grass as well as their private pool.
The owner only has to buy the furniture.
For the villas in the rental pool, the average occupation rate per year reaches 75 %, i.e. a return of the investment en 8 years.
The management handles everything regarding the rental; it finds the tenants, rents your villa during your absence, collects the money from the tenants, maintains the garden, the pool and the cleaning of the villa; and you receive your checks.
The promoter guarantees contractually, during the first two years, a rental income of between 6 and 10 % (on the total value of the property), depending on the villas, for villas with three or more bedrooms.
